Commercial roof systems
| System | What it is | Typical life |
|---|---|---|
| TPO | White single-ply membrane with heat-welded seams. Reflects heat, which makes it a top choice in Texas. | 20 to 30 years |
| EPDM | Black rubber membrane. Flexible and proven on low-slope roofs. | 25 to 30 years |
| Modified bitumen | Layered asphalt sheets, torch-applied or cold-applied. Handles foot traffic well. | 20 to 30 years |
| Metal panel | Standing seam or R-panel for warehouses, shops and retail. | 30 to 50 years |
| Built-up (BUR) | Tar-and-gravel layers, common on older buildings. | 20 to 30 years |
| Roof coatings | Silicone or acrylic coating over a sound existing roof to seal it and reflect heat. | 10 to 20 years per coat |

Restore or replace?
If your existing roof is mostly dry underneath and structurally sound, a coating can seal it, reflect heat and add years of life for much less than a tear-off. If the insulation is wet or the membrane has failed widely, replacement is the better investment. We'll test and inspect before recommending either.
Why maintenance matters on flat roofs
Most commercial roof failures start small: a clogged drain, ponding water, an open seam, or loose flashing around an HVAC unit. Inspections twice a year, in spring and after hurricane season, catch those problems while they're cheap to fix and help keep manufacturer warranties valid.
